You will receive marketing and showing feedback and analysis on the rental market. We will inform you of how many showings you’ve had, what are prospective tenants are saying about your home, and is the home ready to be leased and to whom whether you prefer a phone call, text or an email. We listen and provide advice in a professional and helpful manner.

We know a great deal about home construction, systems and maintenance with our many years of experience in property management and real estate sales. After months of managing your home, we will know as much as you do about your home and our home owners and tenants benefit from this. Our property management is more than just rent collection and a file full of papers. We capture absolutely everything that is important about your home and use our knowledge and experience to ensure that year after year it is maintained and has the ability to hold its value.

All tenant applicants must complete a detailed application that provides for landlord references or ownership information, employment, income and complete documentation for their credit and criminal background check. Streamlined, built in resident screening includes standard background and credit checks along with past rent payment history. Screens can be completed in minutes – enabling us to place the highest quality residents quickly.

Our lease agreement, resident handbook, addenda and forms are current and compliant with the current Arizona Landlord Tenant Act and other state laws designed protect your home, your rights and the tenant rights.

We maintain an operating property management trust account with a FDIC insured Arizona banking institution for the receipt and disbursement of tenant rent, management and other fees, repair invoices, owner cash contributions towards repair and reserves. We also maintain a separate security deposit account for holding tenant security deposits. Both accounts are reviewed regularly and reconciled monthly.

We have the ability to deposit your funds directly and securely into your bank account. No more waiting for a check in the mail.

Owner statements are securely posted to an online Owners Portal, saving time and paper. These simple statements provide you with a quick snapshot of your property details for the past month. We can also include maintenance invoices and additional reports you request.

We use for electronic work-orders and communication with vendors so we can quickly resolve issues. At your request, we can email you a copy of the work order and relevant information giving you real-time updates.
